Most Texas rate increases have little to do with you and a lot to do with the market. Hurricane and hail losses, higher rebuilding costs, and the rising price of reinsurance (the insurance that insurers buy) have pushed premiums up statewide, even for homeowners who have never filed a claim.
What you can control: your deductibles, bundling, making sure you aren't insured for more or less than your home actually costs to rebuild, and, reviewing your coverage together at every renewal so every available discount is applied.
In most cases, yes. And most people don't find out until it matters: a standard homeowners policy never covers flood. Flood is always a separate policy, written through the National Flood Insurance Program (NFIP) or a private flood carrier.
Hurricane Harvey flooded thousands of Texas homes that sat outside "high-risk" flood zones. Being in an X zone lowers your price; it doesn't eliminate your risk. If your home is in an A or V zone and you have a mortgage, your lender will require flood coverage. We quote NFIP and private flood side by side and show you both numbers.
Replacement cost pays what a new roof costs today. Actual cash value subtracts depreciation for the roof's age, which on an older roof can cut the check by half. Many Texas carriers now move older roofs onto actual cash value automatically. It is the most important line in a Texas homeowners policy and it is rarely explained — send us your declarations page and we will tell you which one you have.
Most Texas policies charge a percentage deductible for wind and hail rather than a flat dollar amount — commonly 1 to 2 percent of your dwelling limit. On a home insured for $400,000, a 2 percent deductible is $8,000 out of pocket before the policy pays anything on a hail claim. Know your number before the storm, not after.
Enough to rebuild your home, not enough to rebuy it. Your dwelling limit should track the cost to reconstruct your house at today's labor and material prices, which has almost nothing to do with what you paid or what Zillow says it's worth.

The biggest levers, roughly in order: bundle your auto with your home or renters policy, raise your deductible if you have savings to cover it, drop collision on a car that isn't worth much anymore, and make sure every discount you qualify for is actually applied (good student, low mileage, safety features, paid-in-full).

A common starting point is 10 to 12 times your annual income, but the better math is specific to you: what's left on the mortgage, what it would cost to raise and educate your kids, any debts that wouldn't disappear, and how many years your family would need income if you weren't here.

An umbrella policy adds liability protection on top of the limits in your home and auto policies, usually starting at $1 million. If you're found responsible for a serious accident and the claim exceeds your underlying limits, the umbrella picks up from there instead of your savings, your equity, or your future wages.
For Texas homeowners with real assets to protect, it's often the most protection per dollar available. A few hundred dollars a year is typical, and it pairs naturally with a home + auto bundle.
Your HOA's master policy generally covers the building's structure and shared areas. Your condo policy, an HO-6, covers everything the master policy doesn't: your interior walls, floors, cabinets, and fixtures, your belongings, your personal liability, and loss assessments the HOA can charge back to you.
